1 : Shop around to see what people provide .
In this step you can

Who are the builders?
What they provide?
What are the
industry standards every one provides?
Any interesting
house plans?
In the early stage, when we
visiting model houses we been shocked by all types of fancy attractions which
were shown in model houses. But when it comes to executions you probably don't
need most of it. This process will helped us to budget our spending.
2 : Banks,Brokers ....
Contacted few brokers and personally
visited banks to understand the process . In order to get bank loan going we
had to satisfy some conditions. Then based on the requirements and time scale we planned all
our spending and start more saving to meet future bank requirements.
Simple theory.. More you Borrow ...More you
pay..More conditions.
3 :Where to Live
This is a big decision. Knowing what we
can spend ,and understanding what is our desires helped us to finalize our
location to be .
School Rankings
Didn't trust land sellers. Just always contacted
education Department. They were very helpful. Once address provided they can
give possible schools.
Then I went even further and checked school
websites to check enrolment boundaries. Sometimes even education department not
up to date about changed happened in boundaries.
Especially i was very concerned about my children's
education .So School rankings
Suburb Ratings and crime reports. Some
suburbs are newly developing. But they are surrounded by high-risk suburb. So
we decided not to go there since it will effect schools, insurance, bank
valuations etc. .Mostly it will reduce re-sale value.
